Aug home registrations in Kol rise 15% YoY, 33% over July’s

Kolkata: Even as the market was abuzz with reports of a steep revision in circle rates and its impact on the real estate market, residential property registration data from the state directorate of registrations and stamps revenue indicated a healthy 15% rise in registrations in the Kolkata Metropolitan Area (KMA) last month over that in previous Aug. This Aug's registration figure was 33% higher than that in July.
Between Jan and Aug this year, 41,440 apartments were registered in KMA, reflecting a 37% increase compared to the same period last year and a 55% increase over the first eight months of 2023. This sharp rise highlights a significant surge in homebuyer appetite and the broader expansion of the residential market in the region. This is also the highest registration ever in the eight-month period.
In Aug 2025, the number of properties registered stood at 6,196 compared to 5,410 properties registered in Aug 2024. The data encompasses transactions in both primary (fresh sale) and secondary (re-sale) markets for residential apartments. The share of apartments sized between 500 sq ft-1,000 sq ft improved in Aug 2025, accounting for 55% of all transactions and an increase from 48% in Aug 2024. Similarly, the share of the over 1,000-sq-ft segment settled at 13% in Aug 2025, up from 7% in the previous year.
"The growth in momentum of property registrations in Kolkata's residential market underscores steady buyer confidence. It's especially strengthened by the rise in registration of larger-sized homes, also indicating a rising premiumisation trend gathering momentum in the city," said real estate consultancy firm Knight Frank India chairman and managing director Shishir Baijal. "The strong momentum is further supported by infrastructure upgrades, improved connectivity, and a more conducive financing environment that is expected to sustain through 2025."
But there are concerns over the possible impact of the latest circle rate revision and its direct effect on stamp duty and registration fees on the buoyant market. In Aug 2025, the north zone maintained its momentum with 35% share of Kolkata's total apartment registrations. Dum Dum, Baranagar, Barasat, Lake Town and Belgharia witnessed a large number of registrations in that zone. With many peripheral locations catering to affordable and mid-segment products, this zone's share remained the highest among all the micro markets.
The south zone followed closely with a share of 34% in Aug, securing the second rank in the city. The top 10 locations accounted for 48% of Aug 2025's apartment registration volume in Kolkata, with Rajarhat registering 519 sales deeds, followed by Dum Dum (449), Sonarpur (346), Baranagar (341), Thakurpukur (278), Kasba (268), Barasat (256), Purba Jadavpur (183), Lake Town (181) and Belgharia (179).
