Kolkata residential property registrations rise to 6-year-high in 2025

Kolkata: The Kolkata Metropolitan Area (KMA) registered 62,328 residential property registrations in 2025, marking the strongest annual performance in the past six years and a 25% year-on-year increase, according to Knight Frank India (KFI).
The rise reflected sustained end-user demand across both primary (fresh sale) and secondary (re-sale) apartment markets, KFI officials said.
Market activity remained resilient through the end of the year. December 2025 recorded 5,571 registrations, a marginal 3% decline year-on-year, underscoring steady transaction momentum despite a high base.
Demand continued to be led by the south and north zones, which together contributed over 70% of total registrations in Dec 2025. The north zone accounted for 37% of registrations, supported by strong volumes in Dum Dum, Khardaha, Barasat, and Baranagar, while the south zone followed closely with a 35% share.
Top locations in Dec 2025 were led by Rajarhat (565 registrations), followed by Dum Dum (425) and Khardaha (299). The top 10 locations together accounted for 53% of Dec's apartment registrations in Kolkata.
Buyer preference shifted towards mid-sized and larger homes. In Dec 2025, apartments sized 501–1,000 sq ft formed the largest share at 59% of registrations, up from 43% in Dec 2024. Homes below 500 sq ft declined to 31% from 53%, while units above 1,000 sq ft increased to 10% from 4%.
KFI chairman and managing director Shishir Baijal said, "The year 2025 emerged as a landmark year for Kolkata's residential market, with 62,328 property registrations, the highest level recorded since 2020. This milestone underscores the market's underlying depth, supported by sustained end-user demand."
Credai West Bengal president Sushil Mohta said the higher registration indicates stronger buyer confidence and improved liquidity in real estate as the growth is despite the withdrawal of stamp duty rebate. "Though Kolkata's housing market sales dipped 12%, new launches are coming and there is a movement in developer's focus from mid to premium segments," he said.
Ambuja Neotia Group chairman Harshavardhan Neotia outlined the current property registration trends observed in Kolkata and said, "What we are witnessing in Kolkata is a quiet but reassuring reaffirmation of belief in the city. This is not speculative enthusiasm, but a mature response to better infrastructure, evolving lifestyles, and a city rediscovering its residential appeal. Kolkata is growing thoughtfully, and that gives me immense optimism for what lies ahead."
